Roof Repair in Guthrie, OK

A stain on the ceiling or a few shingles in the yard doesn't always mean a new roof. We find where the water is actually getting in, fix that spot to current code and show you photos so you know exactly what was done.

A repair that stops the leak at its source

The drip on your ceiling is rarely right below the hole. Water often travels down a rafter or across the decking a good distance before it drops through. So we begin up top, on the roof, and trace the water's route back to where it actually gets in.

A repair makes sense when the trouble is confined to one spot and the roof overall has years of service left. Think of a split vent boot, a few creased shingles, or flashing that has worked loose around a chimney or wall. If we see signs that the whole roof is wearing out, we'll say so honestly and walk you through what a roof replacement would mean, then let you make the call on your own time.

We hold an Oklahoma residential roofing license, and a repair from us meets the same code standards as a complete new roof. In practice that means correct nailing, flashing overlapped in the right direction and underlayment patched properly, never just a smear of caulk over the trouble spot.

What your roof repair covers

  1. 01

    Tracing where water really enters

We look over the shingles, the underside of the decking from the attic and the joints where leaks tend to begin. Before we touch anything, you see photos of the problem.

  2. 02

    Replacing and resealing shingles

Shingles that wind has creased or lifted are swapped out and nailed using the number and placement of fasteners the manufacturer and code require. We get as close as today's products allow on color and shape, and we tell you beforehand if the match will be imperfect.

  3. 03

    Flashing and vent boot work

Worn rubber boots around plumbing vents, along with step flashing, counterflashing and valley metal, cause a large share of the leaks we're called about. We put in new parts instead of covering a failed one with sealant.

  4. 04

    Decking and carpentry

When water has softened the plywood below, we cut away the damaged piece and fit new decking before the shingles go back on. That woodwork falls under our Oklahoma general contractor license, along with the roofing itself.

  5. 05

    Permits and a clean yard

We find out if your repair calls for a permit and take care of it if so. Before leaving, we run a magnet over the lawn and driveway to collect stray nails and clear away the scraps.

When your roof is asking for a repair

  • Water marks indoors

Discolored patches or paint that bubbles on a ceiling or wall, often showing up after a hard rain, tell you water is getting into your home. The opening is frequently some distance from the mark.

  • Shingles that are lifted or gone

Strong Oklahoma winds can break the adhesive strip and bend shingles backward. Once they come unsealed, the next storm can tear off even more.

  • Heavy grit in your gutters

A newer roof sheds some granules, and that's normal. Large piles, or dark bald areas on the shingles, mean the protective surface is wearing away.

  • Daylight or dampness in the attic

Light showing around a vent pipe, or darkened wet wood under the decking, points to an opening that will keep getting bigger.

  • Flashing that's loose or rusty

Metal separating from a chimney, wall or skylight leaves a gap exactly where water flows the heaviest.

What to expect on a repair visit

  1. 1

    Start with a phone call

Tell us what you've noticed and where in your home. We'll ask how old the roof is and about any recent storms, then pick a time to stop by.

  2. 2

    We look and take pictures

We climb up to check the roof, and check the attic too if there's a way in. You'll see pictures of what's wrong and hear a straight answer on whether a repair is the right move.

  3. 3

    Your written estimate

The estimate breaks out materials, any decking replacement and whether a permit is required. We won't add anything to it without talking with you first.

  4. 4

    Doing the repair

Most jobs wrap up in a few hours. We cover plants and siding beneath the work area, strip the damaged layers back to solid wood and rebuild everything in the correct sequence.

  5. 5

    Walkthrough before we go

We show you the finished area with after pictures, sweep for nails and mention anything worth watching over the coming seasons.

What sets the price of a roof repair

We price each repair from what turns up on your roof, not from a flat menu. The square footage of the damage counts, and so does the condition of the layers below it. Every line on your estimate gets a plain explanation so nothing on the bill is a mystery.

How much area is damaged, and where
Swapping one cracked vent boot is quick work. Damage that runs down a valley or along a sidewall needs more material and more hours on the roof.
What the decking looks like
Plywood that has gone soft from a slow leak must be replaced before fresh shingles can be nailed down. Rot often stays hidden until the old shingles come up, so if we uncover it, we stop and show you photos before doing more.
Pitch and how easy the spot is to reach
A steep roof calls for added safety gear and setup time. Cramped areas beside a chimney or up on a second story also slow the work.
Shingle type and color match
Three-tab, architectural, metal trim pieces and custom flashing each carry different costs. A shingle line that is old or no longer made can take extra searching to match well.

Common roof repair questions

Does a roof repair need a permit?

Small fixes, such as replacing a handful of shingles or a vent boot, often don't. Re-roofing a larger section or replacing structural wood sometimes does. We look up the requirements for your address before work begins and file for the permit ourselves when one applies, so that paperwork isn't on you.

Will the new shingles look like my old ones?

Close in most cases, though not always identical. Years of sun change the color of existing shingles, and manufacturers retire colors over time. We bring samples to your home, point out the nearest match and give you a straight answer on how it will look before anything is installed.

Should I repair my roof or replace it?

When the problem sits in one spot and the remaining shingles lie flat and still have their granules, a repair usually gives you more for your money. If we see wear across the whole roof, several leak points or soft decking in more than one place, we'll tell you that. You get photos and a clear explanation whichever way it goes.

Do you need to come inside my home?

Only when a look in the attic would help us trace the leak, and only if you're fine with it. Nearly all of the job is done outside on the roof. We always ask first before coming in.

Do you work outside Guthrie?

Yes. Our repair crews also head out to neighboring towns like Edmond, Piedmont and Perkins. Every town we cover is named on our Service Areas page, so it's easy to check yours.
