Roof Inspections in Guthrie, OK
We get on your roof, look in your attic and check what code expects, then show you photos of everything we saw. You get a plain answer: your roof is fine, it needs a repair, or it is near the end. No pressure either way.
Why a roof inspection is worth it
Roof problems usually begin quietly, in places you cannot see from the driveway. A shingle tab that has lifted, a split pipe boot or a section of flashing that worked loose can feed water into the decking for a long time before any mark appears on a ceiling. Catching it during an inspection keeps the fix small.
We also read your roof with a building inspector's eye. We check how many layers of shingles are on it, whether the attic is vented properly, whether drip edge is installed and how the flashing ties into walls and chimneys. If an earlier repair or reroof skipped something code requires, you hear about it from us before it turns into a leak or a snag in a home sale.
We hold an Oklahoma residential roofing license, so the person looking over your roof installs and repairs roofs for a living and knows what a sound, code-compliant roof should look like.
What we check on every inspection
Shingles and surface wear
We check for bare spots where granules have worn off, plus cracks, curled edges, missing tabs and hail bruising. Spring hail can leave soft spots that look fine from the yard.
Flashing and roof penetrations
Leaks most often start around chimneys, skylights, vent stacks and the lines where the roof meets a wall. We get close to inspect the sealant, the step flashing and every pipe boot.
Attic, decking and ventilation
Inside the attic we watch for daylight coming through, water marks, damp or spongy decking and signs that heat or moisture is getting trapped. We also measure your intake and exhaust venting against code, because weak airflow wears shingles out faster.
Code items and past work
We count shingle layers, confirm whether drip edge is in place and flag any earlier work that appears to skip what the rules require. These items tend to surface during a sale or an insurance claim.
Gutters and drainage
Gutters that are clogged or pulling away can send water back under the roof edge. We note their condition so you can decide if gutter work makes sense.
Photos and a written summary
Each problem area gets a photo and a short note on what it means and how soon it should be handled.
When to schedule a roof inspection
Right after hail or high wind
Bruised or lifted shingles rarely show from the yard. A check soon after the weather clears gives you solid facts to bring to your insurance company.
Stains on a ceiling or attic wood
A brownish ring overhead or a darkened spot on the rafters is worth checking, even once it dries out. Water often travels along the decking first, so the actual leak can sit a few feet away from the stain.
A home sale is coming up
Learning the roof's condition early tells a buyer what they are getting, or tells a seller what the buyer's inspector will likely flag, so there are fewer surprises at closing.
Shingles past the 15-year mark
Older asphalt shingles start wearing unevenly. Getting the roof checked lets you plan repair or replacement when it suits you, instead of after a leak forces the decision.
Grit collecting in the gutters
Granules piling up in gutters or at the base of downspouts mean your shingles are losing their protective coating.
What happens on inspection day
- 1
Start with a phone call
Let us know what caught your eye and why you are reaching out now. We settle on a day and time that works around your schedule.
- 2
On the roof, section by section
If the weather is dry and the pitch allows it, we climb up and move across the roof one area at a time. When a roof is too steep or wet to walk safely, we tell you so and inspect it another safe way.
- 3
A look inside the attic
With your okay, we head up through the attic access to check the decking, the venting and any trace of moisture. Nothing gets moved or left behind, and we shut the hatch when we are done.
- 4
Reviewing the results with you
We sit down with you and the photos, explain each problem in everyday language and give you an honest repair-or-replace answer. If your roof is in good shape, we say that plainly.
What affects the cost of an inspection
An inspection is a smaller job than a repair, but a few things change how long it takes. We will tell you the price on the phone before we come out, so you know what to expect.
- Roof size and shape
- A simple gable roof goes quickly. Many valleys, dormers and levels take more time to check carefully.
- Pitch and access
- Steep roofs need extra safety gear and setup. Tight or hard-to-reach attics add time too.
- Reason for the inspection
- A storm check focuses on impact damage. A pre-sale or code review takes a closer look at layers, ventilation and past work.
- How detailed the report is
- A walkthrough with photos is quicker than a fuller written report for a buyer, lender or insurance claim.
Roof inspection questions
Something not covered here? (405) 883-9361
How long will the inspection take?
For most homes, plan on an hour or two with the attic included. A large or steep roof can run longer. When you call, we can give you a rough idea based on your roof.
Should I be there while you inspect?
Being home makes it easier for us to get into the attic and show you the photos in person. If your schedule does not allow it, we can check the exterior and walk you through the results over the phone once we are done.
Is this just a way to sell me a new roof?
It is not. Many of our inspections end with a minor roof repair, and some end with no work at all. When replacement really is the right call, we explain our reasons and show you the pictures behind them.
Can you help after a storm when I am filing an insurance claim?
We record any damage with photos and notes that you can pass along to your insurer. We are not your adjuster, but we can explain what we saw and how claims usually move forward. If the roof needs work, our storm damage repair service can handle it from there.
Can you inspect a commercial roof as well?
Yes. Along with our residential work, we hold an Oklahoma commercial roofing license and an Oklahoma general contractor license, so low-slope and commercial roofs are within what we look at.
